Your property care plan: what a Porter review actually involves

A Porter Care Plan starts with a free review of your Auckland property. We visit, assess it, and sort everything we find into four phases, so you can see what needs doing in the next seven days, what can wait, and what is worth planning for. Every recommendation comes with a clear price. You choose what goes ahead.


What is a property care plan?


It is a plan for looking after your property, built from an actual look at your actual property. Not a subscription, and not a guess.


Most maintenance problems are not surprises. They are small jobs that nobody got to in time. A blocked gutter pushes water somewhere it should not go. Moss sits on a roof and shortens its life. A heat pump that has never been serviced works harder, costs more to run, and fails on the coldest weekend of the year.


A care plan catches those while they are still small jobs.


What happens in a Porter Care Plan review?


Four steps, and the first three cost you nothing.


  1. You get in touch. Tell us about your place: the type of property, roughly how old it is, and anything already bothering you.

  2. We visit and assess. We walk the property inside and out and note everything that needs attention, including the things you would not necessarily spot.

  3. You get the plan. Every recommendation, sorted into four phases, each with a clear price beside it.

  4. You choose. Approve what you want done, leave the rest. We sort the trades, the timing and the follow-up on whatever you approve.


There is no obligation at step four, and no pressure to take the lot.

Every recommendation we make sits in one of these phases, with a clear price beside it. You choose what goes ahead. We sort the rest.


What if something is urgent?


Anything critical goes into Phase 1 and gets dealt with inside seven days. That is the point of doing the review at all: a leak, a fault or a security problem gets found and fixed before it turns into a repair bill with a zero on the end.


If we find something genuinely urgent while we are there, we will tell you on the spot rather than saving it for the report.


What does a property care plan cost in Auckland?


The review itself is free. We come out, assess the property and give you the plan at no charge.


After that, you are not buying a plan. You are approving individual jobs, each quoted before it starts. So the cost depends entirely on what you choose to do, and on your property: a larger home with a pool needs more looking after than a compact townhouse.


Two examples of how we price the work, so the numbers are not abstract:


  • Exterior house wash: from $350 plus GST for a small property, $650 for medium, $950 for large. Covers the house exterior, decks, driveways and paths.

  • Heat pump service: $210 plus GST for a full annual service, including a deep clean, inspection and test.

What you will not get is a surprise. The invoice matches the quote. If something unexpected turns up mid-job, we stop and talk to you before spending your money.


Do I need a care plan, or can I just call when something breaks?


You can absolutely just call us. Plenty of clients start with a single job. No job is too small.


The difference is that a plan takes the thinking off your plate. You are not trying to remember when the gutters were last done, or hunting for someone reliable at the worst possible moment. It is handled, in a sensible order, by people who have actually seen your property.


Most clients start with one job, then get the review done once they realise how much of this they have been carrying themselves.

What happens in a property care plan review? A Porter team member visits your property and assesses it inside and out. Everything we find is sorted into four phases: high priority within seven days, medium priority within 30 days, planned maintenance across the next three to six months, and future improvements planned with you. Each item is priced.


How much does a property care plan cost in Auckland? There is no monthly plan fee. The review is free, and each recommended job is quoted individually, so your cost depends on what you approve and on the size and type of your property. As a guide, an exterior house wash starts from $350 plus GST and an annual heat pump service is $210 plus GST.


How quickly do urgent repairs get done? Anything that affects safety, security or day-to-day function goes into Phase 1 and is actioned within seven days. That includes water leaks, electrical faults, broken locks, broken appliances, heat pump faults and urgent pest control. If we spot something urgent during the review, we tell you straight away.


Do care plans cover short-term rentals and Airbnb properties? Yes. We built our systems around short-stay turnovers, so working to a booking calendar is normal for us. The same four-phase review applies, with the timing worked around your bookings so the property stays guest-ready.


What areas do you cover? We work across greater Auckland, from the North Shore to South Auckland. If you are just outside that, ask anyway. Our network is wide and we will tell you straight if we cannot help.
